- If you would like the pool to be heated please contact host and we will turn the heater on at a cost of $75/day. This charge will be for the entirety of your stay, no partial charges for days the pool is not used. - This is a smoke-free home. Please do not smoke in the home or on the balconies. - Due to allergies we are not able to accept cats. We are, however, a dog friendly home.

House Rules

OCCUPANCY - Guest signing agreement must be over the age of 25 and present during the entire rental. Guest will submit copy of valid government photo ID to owner at the time rental agreement is signed. - Guest agrees to abide by all rules and regulations contained herein or posted on the premises related to the Rental Property. - -- The Guest signing the rental agreement must be present for the entire stay. Guests obligations include but are not limited to keeping the premises as clean and safe as the conditions of the premises permit and causing no unsafe or unsanitary conditions in the common area and remainder of the premises that Guest uses. Guests agree not to use the premises for any commercial activities or purpose that violates any criminal law or governmental regulation. Guest's breach of any duty contained in this paragraph shall be considered material and shall result in the termination of guest occupancy with no refund of any kind. In no event shall the Rental Property be occupied by more persons than stated on the reservation, without prior approval by Owner. --- Absolutely NO parties, events or gatherings are to be held in the house or on the property without permission of the Owner. Guests are required to be respectful of neighbors at all times. Please respect quiet hours (10pm - 8am) and property boundaries. In no event shall Guests assign or sublet the Rental Property in whole or in part. Violations of these rules are grounds for expedited eviction with no refund of any kind. Full deposit will also be forfeited. Guests hereby acknowledge and grant specific permission to Owner to enter premises at any time for inspection purposes should Owner reasonably believe that Guests are causing or have caused any damage to Rental Property. Guest further agrees to grant Owner access to Rental Property for purposes of maintenance and repair. If listed "For Sale", Guests agree to grant access by scheduled appointment upon notification. Property will not be accessible by the guest prior to the check-in date/time or after the check-out date/time listed on the agreement without permission of the Owner. Early check-in and/or Late check-out fees will be applicable. Door is accessible via an electronic lock. A code will be issued to the Guest within 2 hours before assigned check in time. The code will not be active until check-in time and will expire/deactivate on the check-out date/time assigned. PAYMENTS Once initial payment is made, subsequent payments due will automatically be billed to the credit card on file at the intervals set below. If paying by check you will receive a payment due alert 14 days prior to the due date. A $300 down payment is required to hold dates more than 6 months prior to arrival. 50% of remaining balance due 6 months prior to arrival. If booking less than 6 months but more than 60 days prior to arrival 50% of the total balance is due at the time of booking. The full amount is due sixty (60) days prior to the check in date. If this payment fails the Guest has 7 days to submit alternate payment. Reservations will be canceled without a refund of previous money paid if this is not rectified 53 days prior to check in. If booking less than 60 days prior to arrival the full payment amount is due upon booking. Payments that are not received by the due date may result in cancelation of the reservation and/or loss of previous payments. Payments can be made by credit card, e-check or EFT. A $500 security hold for damages/excessive cleaning fees will automatically be placed on the credit card used for payment 2 days prior to check in. If this hold is denied by your credit card, an alternate $500 security deposit must be made immediately or access to the house will not be granted and no refunds will be issued. CANCELATION - Cancellation more than 60 days prior to check-in date will result in a 100% refund less a $75 cancellation fee for stays less than 28 days. Cancellation less than 60 days prior to check in but more than 30 days before check in will result in a 50% refund for stays less than 28 days. Cancelation less than 30 days prior to check in will result in forfeiture of all payments that have been made to date. Stays over 28 days require a cancellation of 90 days prior to check-in date for 100% refund. Refunds will not be given for delayed check-in or early departures. Hurricanes - Refunds are not given unless there is a state/government mandated evacuation. In the event a mandatory evacuation is issued, the Guest must vacate the premises and a refund will be issued for unused nights. The Guest is responsible for their own safety in making their own decision whether or not to evacuate in the absence of a mandate. Purchase of trip insurance is highly encouraged. CLEANING/MAINTENANCE There is no daily/weekly housekeeping service included, however it is available for an additional fee. Guests are responsible for leaving the house and its contents in good condition at check-out. If house is found abnormally dirty (check out procedures not followed, food left in fridge, stove/microwave/oven excessively dirty, stains on furniture, excess pet hair, pet waste left in yard, etc) or damaged/missing items identified at check-out, you will be subject to additional charges. Extra cleaning will be a minimum of $100/hr as billed by our cleaning company. If beach house is left in a condition that prevents owner from renting to the next scheduled guest, you will be fined the daily rental rate per day, until said house is returned back to its original condition, plus any out of pocket expenses incurred by owner to accommodate the next guests. By signing this contract, you acknowledge you must, and accept your duty to, immediately notify the owner of any problems, damage, leaks or other issues with the house. No refunds will be provided due to inoperable appliances, wifi, cable etc. The Owner will make every reasonable effort to assure that such amenities will be and remain in good working order. No refunds will be given due to power blackouts, water shortage, flooding, construction at adjacent properties, unless there is a mandatory evacuation of the area by county officials due to hurricanes or other potentially dangerous situations arising from acts of god or nature. HVAC The heating and cooling system is only designed to function if door and windows remain closed. Humidity and salt air are very damaging to indoor surfaces. It is requested that windows and door not be left open so our interior furnishings do not mold or rust. If the system is left to run while they are open, it will shut itself down to prevent it from freezing up or overloading. Once this occurs it will not kick back on until it can be reset. The thermostat has a lower limit of 69° in the summer and an upper limit of 73° in the winter to prevent the system from overworking and becoming inoperable. LINENS/TOWELS/SUPPLIES Guests must NOT leave Bright Waves Fort Morgan property or any personal items (beach chairs, towels, toys, etc.) on the beach at night. Everything must be brought back to the house at the end of every day. The beach must be left clear of these items for the safety of our wildlife and first responders. Bed and bath linens are provided. At no time are bed and bath linens or interior textiles to be taken outdoors or removed from the property. Beach towels are provided and should be laundered and returned to the basket prior to departure. Damage and loss of linens (destruction and unremovable stains due to hair dye, spray tan or makeup, being used outside or on pets, etc) will result in a charge for replacement. An initial set-up of paper towels and toilet paper is provided. Guests will be responsible for additional paper items and supplies needed during their stay. Please do not move indoor furniture unless absolutely necessary. No indoor furniture should be moved outside the house at any time. No outdoor furniture is to be used indoo...

We had a wonderful Thanksgiving getaway in Fort Morgan! The beach house was perfect—clean, comfortable, and stocked with everything we needed for a relaxing holiday. The location was peaceful with beautiful views, and we felt right at home from the moment we arrived. Erin and Nick were amazing hosts—friendly, responsive, and truly went above and beyond to make our stay special. We couldn’t have asked for better hospitality. We will definitely be back this summer! Highly recommend this place to anyone looking for a great beach escape

What I liked was you didn’t need to bring supplies like cleaning bath soaps shampoos conditioners toilet paper garbage bags and more it was supplied which great not having to bring all that stuff they called you right back if need anything always checking on you the place was beautiful the pool was heated I have all good things to say about this place I would stay again

Honestly, it was one of the best Airbnb’s I have stayed at. It was so peaceful. The place was immaculate & just absolutely stunning. Erin & Nick are very responsive to messages. We enjoyed our stay so much here for our family vacation! The small walk to the beach is peaceful and our kids brought their scooters to ride down to the ocean. It was perfect! The house has everything you would need, so you don’t have to stress out if you forgot something at home! Overall just a really nice experience and we will definitely be returning!!

We had the best week long stay at Erin and Nick’s place! They had so many “extras” available for us to use like beach chairs, local coffee beans, popcorn maker, and projector screen. I would 100% use them as hosts again. The house was a short, easy walk to the beach or the bay. They had wagons available for us to use but we had brought our own too, so we used one for the kids and one for the beach stuff. There’s a few restaurants near the house, but we never ate out. We utilized the local fresh seafood steamer about 20 minutes down the road and it was SO YUMMY! The best airbnb and hosts I might have ever stayed in. They were so responsive and kind in their responses. Our big group had the best trip, and hopefully will be back in the future.

I booked this Airbnb for a family vacation / birthday celebration. The location is about 25 mins from town but less than a five minute walk to the beach! I have absolutely no complaints. I love the extras that they provided for the guests. We wanted for nothing. Clean, safe, peaceful.

Our favorite vacation to date!! Erin and Nick provided all the amenities we could ever want. The house is a quick walk to the beach and we made use of the beach chairs and wagon provided as well of lots of the other activities. When the littles got tired of the beach the pool was perfect as well. At night we watched football on the projector while we grilled dinner and relaxed. Lots of extra clean towels, toiletries, and dishes to cook on. We will definitely be back! Thank you!! P.s.- The bushwacker coffee from Southern shore coffee that was provided is the best coffee we have ever had… we had to stop in and stock up on the way home. 🙂
